The N1 Form is a legal notice landlords must provide tenants at least 90 days before the rent increase date before increasing rent. It’s required by the Landlord and Tenant Board of Ontario to ensure rent changes follow Provincial laws and such notice is served appropriately (delivered to the tenants dwelling).
Landlords are only allowed only 1 rent increase per year. If you miss it or lose it you can't get that time back. If you haven’t raised rent in recent years, you may be below market value. Regular annual increases help cover rising costs and protect your investment. The annual increase for 2026 is 2.1%.
